Billionaire investor Howard Marks raises the alarm on commercial real estate in what he labels as “one of the biggest worries” US banks face today.

In a Monday memo, the Oaktree Capital Management co-founder warned of a wave of mortgage defaults that could add stress to the US banking sector.

“We’re very likely to see mortgage defaults in the headlines, and at a minimum, this may spook lenders, throw sand into the gears of the financing and refinancing processes, and further contribute to a sense of heightened risk,” Marks said.

“Developments along these lines certainly have the potential to add to whatever additional distress materializes in the months ahead,” he added.

Green New Deal Boosts Appeal of New Build Investments

Investing in new-build property has traditionally been a popular form of property investment due to the range of benefits it can offer – this has seen many investors purchase off-plan (before the house is completed) as a means of maximizing their potential gains.

The push towards making homes energy efficient in recent years has heightened the incentive to invest in new-build properties, as tenants wish to keep their energy bills down. As a result, this has seen increased demand for such properties.

In turn, new-build properties also tend to boast higher EPC (energy performance certificate) ratings of an A or B compared to the current UK housing stock which averages out at an D.

With recent government regulations expected to make all homes in the private rented sector a C rating minimum, it can be said that new-build investors will save significant figures in not having to perform extensive maintenance required in boosting their EPC rating.

You’d need a raise of almost $20K to afford the same Calgary home you didn’t buy last year

Sometimes, waiting can be a pricey move.

A buyer in Calgary today will need to earn $18,820 more in annual income to purchase the same house, compared to this time last year, according to a fresh report from Ratehub.ca, an organization that analyzes real estate and financial data.

As well, Calgary is the only city in the study to see an increase in the average price of a home from March 2022 to March 2023. It’s gone from $523,100 to $528,700.

A longtime real estate agent says Calgary is an anomaly.

“What we are seeing this year, in January, we were all anticipating there would be more inventory coming on the marketplace,” Len T. Wong of Greater Property Group told CBC News in an interview.

“And then in February, we started to realize that sales volumes were down 47 per cent and inventory levels were down as low as 2006, an all-time low.”

The largest office-to-condo conversion in New York history is about to welcome its first residents, as Macklowe Properties unveiled residential interiors at One Wall Street last week, ahead of expected move-ins this month. The 50-story building began life in 1931 as the Irving Trust Company Headquarters, an Art Deco tower designed by skyscraper pioneer Ralph Walker.

Five years of renovations included completely gutting the building’s interior—removing the existing plumbing, stairs, and even the elevator shafts to open the floors up more for residential use. “The only thing remaining in the building was the exterior, which had been landmarked,” developer Harry Macklowe told Bloomberg.

Toronto Rental Market “A Perfect Storm”

In a narrative that Torontonians know all too well, rents across the city are soaring. According to the latest national rent report from Rentals.ca, average rent in the city rose to a budget-bruising $2,763 in January, up 20.8% from the year prior. The Toronto rental market continues to be the second-priciest in the country.

Rental affordability challenges have also spilled out of the Toronto core. In fact, Rentals.ca found that some of the highest rents in the country are in mid-sized markets in the Greater Toronto Area, with average monthly rent in Vaughan, Oakville, Etobicoke, Mississauga, Brampton, and Burlington climbing past the $2,400 mark in January.

Canada’s Luxury Real Estate Market Is Still Going Strong & Here’s How Much People Are Paying

With inflation and rising interest rates, it’s probably no surprise that Canadian house prices are predicted to fall in 2023.

However, it looks like one sector isn’t being affected all too much.

According to the latest report by real estate brand Engel & Volkers, Canada’s luxury real estate market is thriving. Yup, even in this market.

The company’s 2022 Year-End Luxury Real Estate Market report found that while rising interest rates had “triggered market normalization,” many luxury markets are holding their value.

In Halifax, for example, the luxury real estate market actually grew in 2022. In 2021, homes priced over 1 million accounted for 2.6% of all units sold, which grew to 4.6% in 2022.

Moreover, the number of condos sold, which were priced between $1 and $3.99 million also increased, from 13 in 2021 to 20 in 2022.

In Montreal, sales volume dipped by 55% in the second half of 2022. However, despite this, the provinces saw the prices for all property types combined hold in the $1 million to $3.99 million range.

Ottawa’s $1 million-plus market saw year-over-year growth in sales volume.
